Historic $100 Million Land Deal
A record-breaking land deal in Lee County has set the stage for a massive development in northwest Cape Coral. Forestar Real Estate Group, a subsidiary of D.R. Horton, purchased 1,745 acres at 4101 Burnt Store Road for $100 million, marking the largest sale of raw, undeveloped land in the county’s history. The property is slated for a transformative development that will bring thousands of homes and significant commercial space to the area.
The project, known as Hudson Creek, has been in planning for nearly two years and will feature a mix of residential and commercial spaces designed to revitalize the region. Plans include up to 3,500 homes, 425,000 square feet of retail and restaurant space, 150,000 square feet of office space, 500 hotel rooms, and an 800-bed assisted living facility. The development is also approved for a 3,000-student university.

“This is a game-changer for northwest Lee County,” said Justin Thibaut, president of LSI Companies, which brokered the deal alongside William Rollins. Infrastructure And Accessibility Hudson Creek is set to become the largest mixeduse, master-planned community in Cape Coral. With the development’s location along Burnt Store Road providing a strategic advantage, enabling the acceleration of the city’s Utility Extension Project. Plans for the community include pedestrian-friendly sidewalks, bike lanes, and a central spine road to enhance connectivity.
City planners emphasize that the project will cater to walkers, cyclists, and motorists, ensuring a balanced approach to infrastructure development. The announcement has drawn mixed reactions from residents. While some residents have expressed concerns about increased traffic and crowding, others are optimistic. Longtime resident Frank Monty views the project as a sign of Cape Coral’s evolution from a “sleepy town” to a vibrant city. Realtor Sam Yaffey believes the development will boost property values by enhancing convenience and accessibility for nearby neighborhoods. Preserving The Environment Despite the large-scale development, efforts have been made to protect the surrounding natural areas. The Yucca Pens Preserve, located adjacent to the property, will remain undisturbed, maintaining a balance between growth and conservation.
The Hudson Creek deal is part of a broader trend of significant investments in Lee County, including Amazon’s recent purchase of land for a robotics fulfillment center in Fort Myers. With construction timelines yet to be announced, the Hudson Creek project is expected to redefine northwest Cape Coral, blending residential, commercial, and environmental priorities into a thriving new community.
